We guide you through the entire process of building your new home. No worries!

For many people, the idea of self-building a home causes nightmares. Designers who are not tuned-in to their client's needs, unreliable contractors and schedule and budget overruns are just a few concerns. Here's why building a home with evoDOMUS is so much more convenient.

 

The process has a number of defined stages:

 

Land and Financing

 

Choosing the right piece of land for your new home is the beginning of the journey to your new home. Roads leading to your land need to be at least twenty-five feet wide, with no tight curves or severe slopes. Additionally, we will need to know about any obstacles such as power lines or large, low tree branches which might interfere with our delivery vehicles.

 

If you are unsure about a certain property, or need to decide among a handful of possibilities, contact us to discuss or to arrange a noncommittal site visit. Depending on availability, this service is free of charge except for our travel expenses.

 

If financing is necessary, we highly recommended beginning communications with your lender before you enter into a design contract with evoDOMUS.

 

This is also a good time to have the topographical and geotechnical surveys performed by local third party engineers, as we require these from the very beginning.

 

Assessment, Design and Budgeting

 

A typical project begins with a site visit. A representative of evoDOMUS will visit you at your lot and evaluate the project’s general feasibility. We will review your budget and discuss your wishes for your new evoDOMUS home. We offer this stage free of charge but require reimbursement of our travel expenses. Then you sign our design agreement which includes a retainer fee of $7500 - $15,000, depending on the size of your home. The retainer will be credited toward your purchase price.

 

Design and Estimate

 

The next step is a code and zoning research, while we develop the design of your home together with you. Finally, we run it through our estimating department. We make certain assumptions about specifications and finishes based on the information we receive from you. This cost estimate will include site preparation and foundations and basement or crawl space. The calculated sum should be very close to the final price, but is subject to the sampling and specification phase (Fit-out protocol) and any unforeseen requirements in the permitting phase. Local labor costs and conditions can also have an impact on the pricing. Our contract will be based on this cost estimate, subject to further revisions.

At this stage you will need to have your lender appraise the project, confirm and close your construction loan.

 

Permits, Construction and Confirmation of Building Costs

 

Once we have agreed upon the estimated price of your home, we will sign a sales contract with you and move on to the engineering, detailing, specification and permitting phase. At this point we also require a down payment. You will then come visit us at our Cleveland showroom to discuss and decide your specifications.

 

In this incredibly exciting stage, evoDOMUS will assist you in making the many important decisions necessary to personalize your new home. Colors, floor coverings such as hardwood floors, stone floors, tiles, bathroom fixtures and appliances, your heating and a/c system, built-in furniture, even door handles and electrical installation are chosen at this time. Upon completion, your sales price will be adjusted to include any changes or additional upgrades made during the final specification process.

 

With all decisions made we can move into the engineering stage, prepare construction drawings and pull in bids from local contractors for the portion of the work that must be done in the field. We submit the permit application and hopefully receive your building permit within a few weeks. Bear in mind that permitting times can vary greatly with every community.

 

Production

 

evoDOMUS’s professionals oversee custom fabrication of your home in their controlled production facility. This is where the experienced specialists in the factory excel over other contractors. We call this off-site-manufacturing. Every component, walls, ceiling, roof panels, installation walls, stairs et cetera is manufactured in a dry and controlled environment. In order to protect your valuable house from the elements, while providing us with the unrivaled possibility to deliver excellent quality. An additional benefit is that the majority of the work is already completed when the house arrives on site!

 

Construction

 

Parallel to the off-site production of the modules and foundation panels, your site will be prepared for the delivery of your evoDOMUS home. This includes ensuring adequate access, site clearing, excavation, installation of foundation elements, bringing in utility connections and any addition site features included in the design. This concurrent work cuts the overall construction schedule by up to 4 weeks.

 

Delivery, Finishing and Move-In

 

The modules will be delivered and assembled once the foundations are in place. Then we need to connect the house to the utility lines, sewer or septic, perform some interior touch-ups, apply the exterior cladding material and install the heating/AC appliances. Approximately 4-6 months from the setting the foundations your home will be ready for handover, depending on the size of the home and complexity of the design.

Landscaping

 

We usually include driveways and decks in our scope but not soft landscaping or plantings. This is usually done by a local landscaping specialist. However, it’s important to set some money aside for these purposes.
